With house prices showing signs of recovery investors are turning their eyes to the residential property sector. A number of residential property funds have recently been set up to take advantage of the rising market and are promising some tempting returns.

With a minimum investment of between £10,000 – 100,000 they offer a lower entry point for investors than purchasing a property to become landlords themselves, and the fund spreads the risk among other investors who will be spared the hassle of late night calls about burst pipes. There are also advantages for pension monies which have restricted access to the residential investment market.

But the range of funds currently on the market come with a variety of potential risk and returns. Some focus on a single geographical area, or seek to capitalise on renovating ‘distressed’ properties. Uniquely, the Dualinvest fund offers a high income return with a low risk profile.

But is the property market as buoyant as these fund managers claim? What opportunities are there for growth within sub-sectors such as the private ‘social’ sector and student accommodation?
